DEVELOPMENT MANAGEMENT

The objective in development management is to establish and confirm the development strategy from a commercial standpoint, develop a scope of work and project schedule programme and then, following this benchmarked approach, to undertake its implementation by monitoring and co-ordinating activities with the different consultants involved. We act on the Client's behalf to manage and advise on each project stage from site selection to commissioning of the completed facility, including Project Feasability, Approach and Project Strategy, Procurement of Licences and Permits, Financial Control. We also offer Planning and Design and Marketing and Sales for the Project.

RESEARCH AND DUE DILLIGENCE

When research and due diligence is required, we work to establish current and prospective positioning of projects in relation to the competition by defining clear strengths and selling points. In addition, we identify precise target market segments and assist in appropriate media selection, the overall marketing campaign, its budget, allocation and organisation, and the eventual sales/lease management service.

FINANCIAL STRUCTURING

For financial modelling, we follow a discounted financial cash flow model, test the likely performance (NPV and IRR) of different alternatives during the conceptual stages, and provide Clients with the most viable options. We also get involved in deal structuring and fund raising for project financing.

Sourcing a Principal, with a track record of investing or developing integrated real estate developments and who will match, at least, the risk profile of the master developers, from our list of international investors while using the available due diligence as collateral material.

Sourcing Equity and Strategic Partners for individual components of the project. We are aware of potential investors who are generally interested in real estate projects, as well as financial institutions that provide project finance. We would be pleased to assist you present the project to potential funding agencies or partners should you feel this to be necessary.
